What is a Metal Retrofit Roof System?

A Metal Retrofit Roof System is a great solution for a standard screwed down metal roof panel or standing seam metal roof.  EPS "flute fill" is installed between each high rib at the thickness necessary to bring it flush with the top of the high ribs.  Next, a mechanically attached cover board or insulation board in a choice of thicknesses depending on your R-value requirements is installed on top.  This creates a smooth surface as well as added R-value. A single-ply membrane is then mechanically attached, seams are hot-air welded, and protrusions re-flashed.  The photos below show a Metal Retrofit Roof System in various steps of progress.

The benefits of a Metal Retrofit System

Typically a metal roof has fiberglass insulation with a liner on the inside installed directly beneath the roof panels. The insulation is placed on top of the purlins before the metal roof panel is installed which causes the insulation to be compressed at each purlin. Along each row of purlins there is a cold joint.  If the roof has been leaking there is also damaged fiberglass insulation which is no longer providing the necessary R-value.  By installing a Metal Retrofit System, the flute fill insulation and the secondary polyisocynurate insulation can add valuable R-value to the building envelope.  It is important to check the integrity and gauge (thickness) of the existing metal roof panels before a Metal Retrofit System is installed.  The new insulation and membrane is typically held in place using #15 extra heavy duty mechanical fasteners attached through the existing roof panels.  Depending on the gauge of the existing roof panels, it is necessary to attach the Retrofit Roof System into the purlins with Tek screws.  The Metal Retrofit System provides a long term solution to a problematic metal roof by eliminating further rusting, seam separation, and fastener back-out.  This can all be done without disturbing the inside of the building during the installation process.  Contact us today to see if this system is the solution you have been looking for!
